Elk Grove is dominated by one inventory: 1990s-2010s stucco tract homes, which makes the roofing picture remarkably uniform. Two patterns drive most work here. First, the homes built with budget 20-to-30-year composition shingles in the Laguna and Laguna West boom years are now hitting end of life simultaneously, so first-cycle full replacements are the bread and butter. Second, the concrete and clay tile roofs common across East Franklin are often structurally fine while the felt underlayment beneath has dried out and failed under decades of valley heat, which calls for a tile lift-and-relay with new underlayment rather than a full tear-off. Title 24 Climate Zone 12 cool-roof rules apply to reroofs, and cool-roof-rated architectural shingles or rated tile are the standard. There is no meaningful wildfire driver here on the flat valley floor; sustained 100F-plus heat and UV are what age these roofs.

Roof City did an excellent job on my roof. They were professional, fast, efficient, and clean. They over- delivered on their promise to do a five- star job in two days, which included all materials and permits needed. They deserve a 10 star rating 🌟 ✨ 💫🌟✨💫🌟✨💫☀️🙌🏾😀👍🏾

The team dis an excellent job on our roof. Carlos and his team are punctual, communicative and kept the worksite clean throughout the project. There was a slight delay in the beginning but the whole process felt smooth and stress free. Alex was generous enough to add in extra service worth $759. Highly recommended, honest roofing work.

They offered a reasonable price for my roof replacement, and overall I’m satisfied with the work. The main issue was that it took quite a while to finish because of the permit process. At one point, I was worried that the roofing materials left at the property might be stolen, so I texted them about it. They responded to my message right away, which I appreciated, and luckily nothing was stolen. Overall, the price was fair, they were responsive when I had concerns, and the project was completed.

What areas do you serve?
We serve Northern California across three regions: the San Francisco Bay Area, Greater Sacramento, and the Central Valley. Our published guides cover 14 counties and 88 cities. Our Castro Valley and Sacramento offices support local estimating, permit coordination, and project planning across these regions.
How does billing and financing work?
Financing may be available for eligible projects with approved credit. Available terms depend on lender approval, project scope, and current programs. Your project manager can review the options that apply before work begins. We also accept checks, ACH, and major credit cards.
Are you licensed and insured?
Yes. Hamilton Exteriors holds CSLB License #1078806, active general liability coverage, and the required contractor bond. We also hold GAF Master Elite and James Hardie Elite Preferred credentials. We can provide current proof of coverage before work begins.
Do I need a permit for my exterior project?
Permit requirements depend on the project scope and local jurisdiction. Hamilton Exteriors coordinates required applications, plan documents, corrections, and inspections. Permit fees and allowances appear in the proposal before construction begins.
How much does a new roof cost in Elk Grove?
Roof replacement in Elk Grove starts around $15,000 and can exceed $100,000 depending on size, pitch, material, and complexity. With median home prices at $640,000 in Elk Grove, a new roof is one of the best investments you can make. We provide inspections with exact pricing.
What roofing materials work best for Elk Grove homes?
For Elk Grove homes in Sacramento County, we most often recommend asphalt architectural shingles for their balance of durability and value. Tile roofing is popular in neighborhoods like Laguna for its aesthetic appeal, and metal roofs are ideal for energy efficiency in the Bay Area climate.
How long does a roof replacement take in Elk Grove?
Most roof replacements in Elk Grove take 3-5 days depending on the size and complexity. We handle all permits required by Sacramento County and keep your property clean throughout the process.
What roof maintenance do Elk Grove homeowners need?
In Elk Grove, we recommend annual inspections — especially after the rainy season. Sacramento County homes face extreme summer heat (regularly 95-105F) with high UV exposure and winter tule fog, which accelerates wear on flashing, vents, and shingle edges. Homes in Laguna Creek should also check for debris buildup from surrounding trees. Catching small issues early prevents costly replacements.
