A flat or low-slope roof needs a different system than a pitched roof. Water drains slowly and can sit after a storm, so the roof has to be watertight as a continuous surface rather than relying on shingles that shed water by gravity. Flat sections are common on modern Bay Area homes, additions, garages, and porches. Hamilton Exteriors waterproofs them with GAF Ruberoid torch-down, a multi-ply modified-bitumen membrane built for exactly these conditions, installed by a GAF Master Elite crew.
GAF Ruberoid is an SBS modified-bitumen system applied in layers and heat-welded at the seams into one continuous membrane. The multi-ply build gives it redundancy that single-layer systems do not have, and the fully bonded seams hold up to the Bay Area's daily temperature swings between cool coastal mornings and warm afternoons. It carries a Class A fire rating, which matters in California's wildfire-aware building code.
Flat roofing rarely covers a whole house here. More often it protects a section: a low-slope addition, a dormer, a garage, a porch, or the flat portion of a modern design that meets a pitched shingle area. Because Hamilton installs the full GAF line, we handle the flat membrane and the sloped GAF shingles as one project, so the transition between them is detailed correctly and one contractor stands behind the entire roof.
The work starts with a tear-off and a look at the decking, since hidden rot is common under an aging flat roof. We correct slope and drainage where water has been ponding, then install the base and cap sheets and flash every penetration, parapet, and edge. Proper drainage detailing is what keeps a flat roof from pooling, so we treat it as part of the install rather than an afterthought.
Every flat roof we install is pulled under permit and built to current California Title 24 requirements, including cool-roof standards where they apply. The membrane carries GAF's product warranty and Hamilton's labor warranty, and we are licensed, bonded, and insured under CSLB #1078806. You get the same documentation and accountability as a full shingle replacement.
We install and repair flat and low-slope roofing across Alameda, Contra Costa, Santa Clara, San Mateo, Marin, and Napa counties. If your home has a flat section that leaks or ponds water, start with an online roof quote or call us, and we will assess the membrane and drainage and lay out your options.

How Long Does a Flat Roof Last in the Bay Area?
A multi-ply GAF Ruberoid roof commonly lasts 20 to 30 years in our climate. The biggest variables are drainage and sun exposure. Water that ponds for days breaks down any membrane faster, which is why we correct slope and add or clear drains at install time rather than laying new material over the same low spots. Annual clearing of drains and debris adds years to the service life.
Flat Roof vs Low-Slope: What Is the Difference?
True flat roofs have almost no pitch, while low-slope roofs have a slight grade, generally under about 2 inches of rise per foot. Both shed water too slowly for shingles, so both need a membrane system. The practical difference is drainage design: low-slope roofs can move water to edges or scuppers more easily, while flat roofs depend on internal drains and careful detailing. We assess which you have and build the drainage to match.

What areas in the Bay Area do you serve?
We serve six Bay Area counties — Alameda, Contra Costa, Marin, Napa, San Mateo, and Santa Clara — covering 47 cities from Oakland to San Jose. Our crews are based in Castro Valley, putting us within 45 minutes of every city we serve. We handle permits and know the building codes for each jurisdiction, which matters because requirements and fees vary significantly between cities.
How does billing and financing work?
We offer $0-down financing with approved credit, 12-month same-as-cash plans, and extended terms up to 15 years for larger projects. You only pay for completed, inspected work — we never ask for full payment before the job is done. Your project manager will walk you through every option during your estimate appointment. We also accept checks, ACH, and all major credit cards.
Are you licensed and insured?
Yes. CSLB License #1078806 — verify it anytime at cslb.ca.gov. We carry $2M general liability, full workers’ comp, and are bonded per California law. We hold GAF Master Elite, Owens Corning Preferred, CertainTeed ShingleMaster, and James Hardie Elite Preferred certifications — each requires annual training and quality audits to maintain. We’re happy to provide proof of insurance before any work begins.
Do I need a permit for my exterior project?
Most exterior projects in the Bay Area require a building permit. Fees vary by city — Oakland runs $200–$600, Peninsula cities often more. We handle the entire permit process: application, plan submission, and scheduling inspections. Permit fees appear as a separate line item in your estimate so you’ll see every cost upfront. For homes in WUI fire zones (Berkeley Hills, Oakland Hills, parts of Marin), we ensure full compliance with local fire-rated material requirements.
What kind of flat roof do you install?
GAF Ruberoid torch-down, an SBS modified-bitumen membrane applied in multiple plies and heat-welded at the seams. It is built for low-slope surfaces where water drains slowly.
How long does a flat roof last in the Bay Area?
A properly installed multi-ply modified-bitumen roof commonly lasts 20 to 30 years here, depending on drainage, sun exposure, and maintenance. Correcting ponding at install time is the single biggest factor in longevity.
Why does my flat roof pond water?
Ponding usually means the roof lacks enough slope to a drain or the drains are blocked. We correct slope and drainage as part of the install rather than just laying new membrane over the same low spots.
Can you do both my flat and sloped roof sections?
Yes. Because we install the full GAF line, we handle the flat membrane and the sloped GAF shingles as one project and detail the transition between them correctly.
Is torch-down better than a single-ply membrane?
Each has a place. Torch-down's multi-ply build adds redundancy and stands up well to ponding and temperature swings, which is why we use GAF Ruberoid on Bay Area low-slope roofs.
Does a flat roof need a cool-roof coating?
California Title 24 requires cool-roof performance on many low-slope roofs. We build to current code, including reflective cap sheets or coatings where they apply.
