You only pay for completed, inspected work — we never ask for full payment before the job is done. Your project manager will walk you through every option during your estimate appointment. We’re happy to provide proof of insurance before any work begins.

Most exterior projects in Northern California require a building permit. Fees vary by city — Oakland runs $200–$600, Peninsula cities often more. We handle the entire permit process: application, plan submission, and scheduling inspections. Permit fees appear as a separate line item in your estimate so you’ll see every cost upfront. For homes in WUI fire zones (Berkeley Hills, Oakland Hills, parts of Marin), we ensure full compliance with local fire-rated material requirements.

Signs include peeling interior paint, musty smells in closets or corners, visible mold growth, staining on interior walls after rain, and efflorescence (white mineral deposits) on foundation walls. Our free moisture assessment uses pin and pinless meters to find hidden moisture before it causes damage.

A full exterior waterproofing project includes: elastomeric wall coatings, window and door flashing replacement, sealant at all penetrations, below-grade foundation membrane, and drainage improvements. We tailor the scope to your home’s specific vulnerabilities.

Our Tremco and Henry commercial-grade coatings last 15–20 years. Foundation membranes last 25+ years. Flashing and sealants typically need re-inspection and touch-up at 10–15 years. We provide a 10-year workmanship warranty on all waterproofing installations.
